Someone in need of a real estate transaction coordinator in California

Single Agency $500 - Dual Agency $600

What We Do


Open escrow upon request, confirm EMD has been received, and request Agent opening package.


Introduce ourselves as your TC and establish transaction timeline with all parties.


Liaise between the seller, buyer, escrow, agents and various third parties.


Review purchase agreement, and counter offers, and addenda.


Confirm all reports and inspections have been ordered pursuant to the requisite timelines: NHD Report, Home Inspection, Wood Destroying Pest & Organism Inspection (Termite Inspection), Appraisal.


Order and review NHD Report and Home Warranty if escrow does not provide that service.


Prepare/Request Seller Disclosures and Broker required forms.


Send documents for signature and verify completion.


Regularly update documents into any Transaction Management Broker may require.


Prepare addenda - Agent to provide EXACT wording.

Monitor deadlines during the Contingency Period and provide a demand notice to the buyer if timing is not met (at Agent's direction).


Follow up with Agent on the appraisal and request loan status updates.


Ensure the loan, appraisal, and inspection contingencies are tracking on time.


Issue contingency reminders, necessary extensions and follow ups on outstanding items.


Prepare Request for Repair (RR) or Seller Response to Request for Repair (RRRR). Agent to provide EXACT wording. 


Obtain other waivers where applicable.


Coordinate the final walk-through.


Document communications among the parties.


Audit  file prior to close of escrow to ensure all paperwork is complete.


Obtain agent closing package from escrow. 


Store file in Agent Zipforms account, Transaction Management Program, and/or deliver complete file as a PDF to you, your Broker, and Client at close of escrow.​ Flash Drive available upon request.


Provide 24/7 access to property documents via Google Drive.

Agent Responsibilities

  • Order Inspections.
  • Review reports, negotiate repairs or any changes to the contract.
  • Provide EXACT wording for any Request for Repair (RR) or Response to Request for Repair (RRRR).
  • Complete Agent Visual Inspection.
  • Coordinate and complete Final Walk-through (VP).
  • Schedule and supervise inspections.
  • Follow up with lender with regard to Appraisal and Loan Approval.
  • Provide EXACT wording for any addenda needed throughout the transaction.
  • Provide transaction coordinator with MLS status reports for file: Active, Pending, Closed.
  • Update MLS status.
  • Provide CMA for file if required by Broker.
